New season ticket sales and renewals and all that stuff so now how does this schedule and there's a schedule slow down any progress. I don't believe so -- we're going very well right now. And her arms are renewals are our season ticket renewals right now. Are as good as they've banned in my fifteen years here. -- -- new season ticket sales over 5000 in new season ticket sales the different from this year from last year. Is there or not we're much better foundation. Of our season ticket number will be. We anticipate. Before we even bought share with individual game tickets in mid to late July. That we will have three -- four games sold out. Prior. -- individual game tickets even caught on -- Dumars airport when you look at it. We got an opportunity to really drive veggies and ticket makes a lot of sense to have season's. When you look at the financial spread between a seat in -- individual can't purchase. So we we take our foundation which is a much much for a position assault those engines. You were you -- I know I was thrilled where you very happy to see that the game in Toronto. No offense to the people you got to deal with the Toronto was -- non AFC game. You know I know that -- we talked about the -- never believe -- but. Up alt the order are in the western part of Canada it makes a lot of sense for all of us and in a week we think under the leadership keep -- in the people drive the process out there. So let's get both parts in can you give us an update on what's going -- at least discussions. Yeah and that's exactly what -- span they've been discussions with our formal conversations where it aren't -- -- cars and his staff. And they've ventures that are -- and they've been conversations we haven't had any form of negotiation. At this point. It would be if you call it -- some of these elements in the article on Sunday in a world we're coming to the conclusion. On the master plan we spent a lot of time looking at a at a very holistic manner. And we looked at everything from the new stadium opportunity to a a lark to retrofit to a renovation. And you know our focus right now is on the renovation. When you look at it from the financials airport. Not only to fit through the taxpayer but also to our stands and what would have to come in the form of a new revenue opportunities like PS cells -- it just doesn't make it's in this market. Do you have a sort -- -- Our our focus on. On the renovation is improving gross egress circulation in the building infrastructure we talked about. And technology work. Stated goal and it is it needs to be refreshed. There has been banned. A renovation that's been focused on the general and really up. If you walk into that stadium today. It's not much different than walking into it in 1973. For the general fan so. It it won't be the reinvestment does not don't have all the sex appeal that one might think. But it's it's needed and that's a long overdue because the stadium is to be refreshed in there will be a lot of elements. That -- are a major improvements for the and it urged her to stay. That doesn't ask you -- from a fan's standpoint when all is said and done if everything goes through according to your master plan what do you think will be.
