And we didn't think you -- is advantageous. To our fan base. To put together programs that would include personal seat licenses and and ticket prices that would be two or three acts and you know we where volume businesses we've talked many times. And one the reasons were -- and businesses we have to keep -- price points low. Not only on the consumer front but also on the corporate front. We have over a 140 suites in this building that's it's a high number of suites to move. And it in a market was zero fortune 500 companies. When we talk realization we're not only talking to our. Consumer and our fan base for also speak into our business climate. Toward business partners so. Again when you're looking in new facilities. Which I understand why people talk about them you're also looking at. A big lift to your partners on both through the fan and and business front. You're looking at facilities there were 4500 million dollars so in just in just renovation. So that was the reason we went through the entire process. Well you know Howard that the bones of this facility and in some of the starters that we don't do our very good. This this facility can it's definitely stand the test of time. There's no reason that it should it. You know obviously. We've done. Could you very good job over the years our operations people -- and in concert with accounting. Upkeep in this building. Very strong on that front and as long as the bones and structure this stadium. Are solid for years to come there's no reason why the stadium camp lurch. With regard to long term viability -- are a lot of people will obviously look to. Los Angeles as a as a thing and -- -- -- hair on end the commissioner is pretty much said as much that the that the league is going to be there at some point so. We have kind of hypothesized on this issue that one of the things that. Would be advantageous would be just to survive the window of LA getting a team because once they do. You know it's going to be you know -- -- It's Jacksonville that is now going to be playing their over the next three or four years and and then they announced another -- Serbian human they have multiple games multiple teams in the market see how it sustains. But if they continue to have success. It could be a possibility to heck of a road trip. It is a -- for road trip but you know.
